The brand’s first Scottish property spans both sides of Grosvenor Street in the West End, blending preserved period architecture with modern design, an Italian trattoria, event spaces and three-bedroom residences

The Hoxton has arrived in Edinburgh, marking its Scottish debut with a 214-room hotel set across 11 restored Georgian-inspired townhouses in the West End. Spread over two buildings, the property offers a mix of compact crash-pads, spacious suites and self-contained “House” residences, along with a trattoria-style restaurant, an intimate screening room, and versatile event spaces. Interiors preserve original cornicing, sash windows and high ceilings, layered with contemporary textures, rich colour palettes and playful details that nod to the city’s heritage.

The lobby features a large mural by artist Verity Woolley and a vintage Murano glass chandelier. Seating areas are set between original pillars, combining mid-century lounge chairs with geometric textiles and scalloped motifs. Teals, antique blues, dusty pinks and muted ochres are paired with dark stained woods, blackened steel, unlacquered brass and textured glass. Checkerboard tiling transitions to timber parquet in the rear lounge, where fireplaces, patterned rugs and a tapestry by local artist Jasmine Linington add further texture. The brass-wrapped lobby bar, fitted with mirrored beer taps, shifts from daytime coffee service to an evening venue – and off the lobby, a five-seat screening room finished in burgundy velvet offers a curated film programme in partnership with local group Cinetopia.

Rooms span nine categories, with the three Houses, launching in September 2025, offering self-contained three-bedroom, three-bathroom residences sleeping up to seven guests (plus two children for family stays) – each with a full kitchen, dining area and lounge, and one with a private terrace. Walls are two-toned in light and dark sage, with raspberry red headboards, brushed brass fixtures, patterned rugs and geometric chandeliers, while bathrooms are tiled in white with octagon-and-dot flooring and brass fittings. The luxe Apartment, meanwhile – a 213 square-metre open pantry concept with four private rooms – offers flexible layouts for meetings and private events.

Restaurant Patatino takes cues from classic Italian trattorias, with striped awnings, florals and a central Baroque-style fountain surrounded by banquette seating. Interiors mix blue velvet, green corduroy, striped walls and floral prints, with an emphasis on layered textures. The menu blends Italian classics with local Scottish produce, spanning breakfast through to dinner, and includes antipasti, house-made pasta, sourdough pizza and desserts such as tiramisu. Drinks include spritzes, negronis and an all-Italian wine list.

The Hoxton Edinburgh also houses the Hox Gallery, which will open with work by local fine art photographer Soo Burnell, and the Best Of shop, selling pieces from independent Scottish brands including sustainable wool blankets from TBCo and limited-edition silk scarves from Simo The Label x Patatino. Guests can use complimentary Brompton bikes and receive discounts at local yoga and cycling studios.

Located close to Haymarket station and on the city’s tram line, the hotel is within easy reach of Edinburgh’s cultural and historic sites, including New Town, Castle Rock and Arthur’s Seat.
